Fourteen suburbs

Where clinicians live

Christchurch Guide · Chapter 5 of 9

Fourteen suburbs, sorted by commute to wherever you’ll work. Christchurch is flat and gridded, so distance behaves predictably here — which makes choosing where to live a different exercise than in Auckland or Wellington.

Three questions, in this order

One · East or west?
The real divide in Christchurch. The western suburbs are older, leafier, better zoned for schools and more expensive. The east took the worst of the earthquakes, is still rebuilding, and is markedly cheaper. Both contain good places to live — but people have strong opinions, and you should form your own by driving around.
Two · New build or character?
Christchurch is unusual in that a large share of its housing is less than fifteen years old, built to modern insulation standards. A new house in Halswell or Rolleston is warm, dry and cheap to run. A villa in Merivale has charm and a heating bill. This trade-off is sharper here than anywhere else in the country.
Three · Which school zone?
For families this often decides everything else. Zoning in the western suburbs is competitive and the addresses that fall inside it carry a premium. Shortlist schools first, check the zone maps, then search for rentals inside them — not the other way round.
Rent before you buy, and get the report
  • Six months of renting tells you whether you want the west, the hills or the coast. It is a cheap way to avoid an expensive mistake.
  • If you buy, commission an engineer’s report and read the insurance and repair history properly. In Christchurch this is normal practice, not excessive caution.
  • Renting in New Zealand covers the application pack, the bond and the Healthy Homes standards.

Pick your hospital, then read down

Suburbs reorder by commute to whichever site you select. Rents are indicative weekly figures for a three-bedroom house as at July 2026 — treat them as a shape, not a quote.

Commutes are typical door-to-door driving times outside peak. Christchurch peak is mild by international standards but adds five to ten minutes on the arterials. Rents move — check current listings before budgeting.

The flat city dividend

Almost every suburb on this list is on the plains, which has two consequences newcomers underestimate.

You will cycle
Christchurch has an extensive network of separated cycleways and no hills to speak of. A great many hospital staff commute by bike, partly for the exercise and largely because parking on the central campus is limited and expensive.
Distance matters
Fifteen minutes on the map is fifteen minutes in the car. After Auckland or Wellington, where geography routinely triples a journey, this takes some adjusting to — pleasantly.

How renting works nationally — applications, bond, tenancy rights and the Healthy Homes standards — is the same everywhere, and set out in Renting in New Zealand.

If you remember three things
  • Almost everywhere is within twenty minutes of work, so choose on life rather than commute — that is the Christchurch advantage.
  • Ask when the house was built or repaired, and whether it is insulated and double glazed. It is the difference between a warm winter and a miserable one.
  • With children, the school zone comes first. Shortlist schools, check zones, then search for rentals inside them.
