On an island where nothing is far from anything, this decision is less about commute than about which Hobart you want: the harbour village, the eastern shore, the beach south or the valley. Here is the map as we’d draw it over coffee.

Shaded areas are the suburbs named in this chapter. Arrows point to places beyond the map edge, with the straight-line distance from the city centre.
The inner villages

Battery Point and Sandy Bay hold the postcard — Georgian cottages, the yacht clubs, the university — at the postcard’s prices. West Hobart and New Town trade a little polish for weatherboard character and mountain views; North Hobart adds the city’s best eating strip. All of it is close to the principal hospital; in Hobart the commute is rarely the deciding factor.

The eastern shore
Across the Tasman Bridge, Bellerive, Lindisfarne and Rosny give water views, morning sun and noticeably better value, ten minutes from town. It is the value trade-off most locals make first, and the bridge is the only real cost of it — check the crossing at your actual shift times.
The beach south and the Huon
Kingston and Blackmans Bay are the family-beach suburbs, twenty minutes south of the wards with surf-lifesaving clubs and newer housing. Keep driving and the Huon Valley opens out — Huonville, Franklin, Cygnet — orchards, artists and river mist, thirty to forty-five minutes from Hobart and beloved of clinicians who want acreage and a wood fire. The trade is the drive, and in winter you’ll make it in the dark both ways.
New Town and Glenorchy
North up the Derwent, New Town keeps its own village high street and mountain views at a gentler price than the inner south; Glenorchy, further out, is the most affordable corridor with its own shopping and services. Both keep you inside the city’s bus network.
The comparison
| If you want… | Consider | Because |
|---|---|---|
| The widest job market, walkable | Battery Point, Sandy Bay, West Hobart | Minutes from the principal hospital |
| Water views on a budget | The eastern shore | Ten minutes over the bridge, morning sun |
| Beach family life | Kingston & Blackmans Bay | Surf clubs, newer homes, 20 min south |
| Acreage and orchards | The Huon Valley | River-valley life, 30–45 min out |
| Value, still in the city | New Town & Glenorchy | Gentler prices, own high streets, bus-served |
Renting itself — applications, bonds, rights — works the same across Australia and lives once in Living in Australia. One Hobart habit worth copying: arrive with references, proof of income and your offer letter as clean PDFs, because this market rewards the instant, complete application.
- How is it heated — heat pump, wood, or hope? This is the question in Hobart.
- Is the property inside the school catchment you need? Boundaries run street by street.
- What’s the commute at your shift times — including the bridge, if you’re eastern shore?
- Would a short-term rental first be wiser? Most people re-choose their suburb once they know the city.
